Before the photographer arrives:
Everywhere
- Remove clutter
- Replace burned out light bulbs
- Put all jackets and coats in closets
- Remove clothes from doorknobs, wall hangers, etc
- Remove seasonal/holiday decorations
In the kitchen
- Clear counters
- Remove magnets, papers, etc from refrigerator
- Clear dishes from sink
- Remove/hide trash cans
- Straighten dining chairs
- Remove child seats/boosters
Bonus points: bowl with fresh fruit, vase of flowers
In the bathrooms
Clear countertops of toiletries, medications, etc- Close toilet seats
- Remove shampoo, soap, sponges, etc from bathtubs and showers
- Make sure towels are clean and new-looking
- Replace toilet paper with new rolls
- Remove floor mats
- Remove toilet brush
- Remove trash cans
- Clean mirrors
In the bedrooms
- Make all beds – use bedspread sets if you have them
- Arrange pillows
- Remove TV remotes, tissues boxes, etc
- Remove anything under beds that may show up in pictures
Pets
- Remove or hide beds, toys, litter boxes, etc
- Clear outdoor areas of pet waste and toys
Outside
- Put away toys, bikes, etc
- Remove cars from driveway and front of house
- Mow grass, trim shrubbery, etc
- Remove empty planters, hoses
- Remove/hide trash cans
- Clean and straighten outdoor furniture
- Remove pool hose/vacuum
- Turn on water features like fountains
When the photographer arrives:
- Turn on all lights and lamps
- Open all blinds/shades/curtains
- Turn off ceiling fans
- Turn off TVs
- Keep pets out of sight
